LOOKING TO SELL? WHAT DO I NEED TO KNOW BEFORE I PUT A PRICE ON MY HOME?
Let me show you how to prepare your home for sale. We all know the better the home shows the quicker it will sell and at the best price. I will meet with you prior to preparing your analysis on your home. When we meet I will "stage" your home for showings to help you get the highest and best price. I always recommend to my clients that they meet with me prior to making any changes so we can collaborate together on what their home may or may not need.
BUYING? THIS IS MY FIRST HOME WHAT DO I DO?
Whether buying your first or tenth home I can help make your purchase an easy process. Financing is forever changing, there always seems to be a new program out for first time buyers as well as new programs for repeat buyers. Your agent needs to be very fluent in the financing field in order to best help you select the program that is right for you.
HOW MUCH HOME DO I QUALIFY TO PURCHASE?
Qualifying for a home doesn't necessarily take a large salary. Depending upon the rates most people end up qualifying much higher than expected. If you are carrying a lot of debt (monthly obligations) this will lower the amount you qualify to buy. When we meet I can show you your maximum buying power.
NEGOTIATION -
Negotiating skills can make all the difference in the price you accept on your current home and the price you pay for your new home. These skills come from experience, market knowledge and good communicating skills.
DO I WAIT TO SELL??
There are markets where it is better to wait. Just like there are markets where you cannot afford to wait. When a market, as we are experiencing currently, increases almost weekly you may say lets wait. However, the down side is the home you are looking to purchase is increasing at the same rate! A 10% increase of a $200,000 is $20,000. A 10% increase on your new purchase of $300,000 is $30,000. The solution: get in your new home and enjoy the higher appreciation.
