In order to best promote my properties, I have developed a unique marketing plan that utilizes not only traditional marketing techniques, but also the newest technologies. Following is a summary of the strategies I use to help you sell your property for the highest price, with the least hassle in the quickest time.
Websites
I have five websites that list all of my homes along with their pictures and descriptions. This allows potential buyers access to my listings at their convenience. The websites include this site and: Realtors.com/washingtondc/LindaKilroy, LindaKilroy.com, ERA.com, and LindaKilroy.Homes.com.
Virtual Tours
I post virtual tours for my listings on all my websites. This is a wonderful tool that allows buyers, especially those who are not from the area, to see the interior of a home without actually visiting.
Advertising
I advertise in four local real estate guides: Homes and Land, Home Shoppers Guide, Eastern Panhandle and Dulles Area Homes.These are free guides that are distributed locally. They are often the first place people look when they are considering buying a home.
Flyers
On all of my sale signs, I attach informational flyer boxes filled with flyers about the home. This is a great way to get information to potential buyers who may just happen to drive by and have an interest in the property.
Notifying Neighbors of the Sale
I have found that in many instances notifying neighbors of the sale helps to find a buyer. I send out "Just Listed" postcards to the neighborhood to let them know a home has come up for sale. Often, neighbors have friends or relatives who may be looking to move to the area and this is a great way to find interested buyers.
Notify Top Agents of the Sale
I personally notify all the top agents in the area of any new listings. Agents know people who are looking for homes and often provide me with valuable leads for selling my listings.
